START OF THE LOSS

On Thanksgiving of 2019, a Multi-family building in Provo, Utah caught fire. The fire affected 48 units within the building, many being total losses, and others sustaining severe smoke and water damage. Paul Davis performed the initial mitigation, which included large scale equipment to effectively perform the task.

When approaching a project of this scale, our focus was to salvage as much of the original structure as possible, while still maintaining the integrity of the building. While we were able to save quite a bit of the original structure, some of our mitigation efforts were negated by inclement weather. Despite some initial setbacks, we readjusted the construction planning and moved forward.


PROCESS

Once we began the rebuild process, we immediately met with each individual unit owner, to make sure their needs were met. We created a design studio within our office, where each owner could review flooring, explore specialty upgrades, and finalize their finishes. We also met with the HOA, to review choices for all of the community spaces, including the lobby, hallways, basement, and exercise room. rom there we held monthly update meetings with unit owners and the HOA to maintain a consistent line f communication throughout the project’s entirety. To maximize scheduling, each floor was completed in tandem. This way we were able to maximize our subcontractors’ schedules and stay within project budgets. Detailed spreadsheets and tracking systems were utilized to keep track of all the minute details of the project.

In addition to the challenge of rebuilding 48 units, we also faced some external factors that complicated things. The construction commenced during the height of the COVID-19 Pandemic. This meant that we had to navigate supply chain issues, unprecedented increase of material costs, and struggle with staffing shortages across all trades.


SOLUTIONS

Despite facing numerous challenges throughout the project, we were able to complete the project with minimal delays. Part of the reason we were able to accomplish this, is due to the integrity of the Paul Davis name. Our standing within the restoration and construction community led to us being able to leverage our relationships with vendors and subcontractors alike. Because of those relationships, we were able to deliver for our client.
Additionally, the line of communication our team maintained throughout the project played a monumental role. The project team had to coordinate with 48 different unit owners, the HOA, a public adjuster, building consultant and more than 11 different subcontractors. This constant communication with all the different parties involved is what ultimately led to the success of the project.
